The 2013 Houston FHA Maximum Loan Amount*
In 2013, FHA will be increasing the FHA maximum loan amount for an FHA loan on a one-family home from $271,050* to $272,550*. Why use an FHA Loan?
An FHA loan is a great alternative for those seeking a loan that may not have the credit rating or funds to obtain a conventional loan.
- You can generally purchase a home with as little as 3.5% down
- Your credit score does not have to be as strong – a score as low as 580 can qualify for a loan, 620 to qualify for a 3.5% down payment option
- You can add closing costs to the loan amount
- You can receive down payment funds as a gift from your family, friends, and even your employer
- You can qualify even if you have had a bankruptcy or foreclosure
The FHA plans to increase the MIP from 1.20% to 2.05%
The FHA may increase its mortgage insurance premiums - MIP - from 1.20% annually to 2.05%. The Federal Housing Administration Fiscal Solvency Act of 2012 sailed through the House of Representatives, but has not been approved by the Senate and will probably not be addressed this year before the Senate adjourns.
The FHA – Federal Housing Administration – is a self-funded organization that “insures” private loans issued for the purchase of new and existing housing. Rather than to get funding from Congress, the FHA gets its funding from the mortgage insurance it collects. The FHA is expected to keep $2 in reserve for every $100 insured.
What does this mean to me?
It means NOW is a great time to buy! If you plan to purchase a home using an FHA loan, then buy now and lock in the lower MIP before the rate goes up. The 2013 FHA Loan Limit of $272,550 for Harris County Texas (aka: Houston–Sugar Land–Baytown metropolitan area) covers portions of Houston and Katy Texas as well as all of Spring Texas and Tomball Texas.
